Hostaway's AI CoHost is real, useful, and — for now — included at no extra cost with a Hostaway subscription. The suite covers AI-drafted replies with per-property knowledge bases, sentiment detection with escalations, AI dynamic pricing, task routing, and a listing-quality dashboard. Two catches. First, the AI currently drafts replies for your review; it does not yet send them autonomously — Hostaway says so itself. Second, the entry ticket is Hostaway: a sales-quoted PMS that third-party comparisons put at roughly $20–40 per listing per month plus onboarding. If you already run Hostaway, turn it on today. If you'd be buying a PMS just to get the AI, that's the decision to slow down on.
When the operator of the market's biggest short-term-rental PMS ships a native AI assistant and gives it away with the subscription, that's not a feature announcement — it's a statement about where the industry is going. An AI layer on guest operations is becoming table stakes. Hostaway's own 2026 Short-Term Rental Report found 60.7% of operators already using AI daily, and its answer is to build that layer into the PMS itself. This review covers what AI CoHost actually includes, based on Hostaway's own product pages — with each claim attributed, because several of them deserve a careful read.
What AI CoHost actually includes
AI CoHost is Hostaway's umbrella for a suite of AI features woven through the PMS, positioned as "your new AI operational partner" that surfaces insights from its booking data and performs recommended actions in one click. The concrete pieces, as Hostaway describes them:
What it costs (the honest math)
The AI itself is currently bundled: Hostaway lists AI Replies as included with a subscription at no additional cost, flagged as a limited-time offer, with features available on request. The real number is the subscription underneath. Hostaway doesn't publish pricing — it's a sales-led quote, typically with guided onboarding (historically around $500) and an annual commitment. Third-party comparisons of the major PMSs put effective Hostaway pricing at roughly $20–40 per listing per month. For a five-property host, that's in the neighborhood of $100–200/month before add-ons — a fair price for a full PMS you need, and a steep price for an AI feature you wanted.
The fine print: drafts today, not auto-send
Credit where due: Hostaway is upfront that AI Replies currently drafts responses for human review rather than sending them. That's the honest state of most of the industry on OTA channels — we say the same about our own OTA send-back, which is rolling out rather than done. The practical consequence is the same in both cases: today, the AI kills the blank-page problem and the 3am scramble, but a human still taps send on OTA threads. Anyone in this market claiming fully autonomous sending on every channel deserves the follow-up question: which channels, in which mode?
Who it's for
If you already run Hostaway, this is close to a no-brainer: the AI features are included (for now), they live inside the system you already use, and turning on AI Replies plus sentiment triage is pure upside for a bigger operation. Hostaway's sweet spot has always been professional managers at 25+ properties, and AI CoHost deepens exactly that — one more reason the big end of the market doesn't leave.
If you don't run Hostaway
Then the question isn't "is AI CoHost good?" — it's "should I buy a PMS to get an AI?" For most operators under about 20 villas, the answer is no: the things drowning you (guest messages, staff coordination, calendar sync) run PMS-free — an AI co-host layer starts at €29/month with Hostella, against a sales-quoted PMS at $20–40 per listing before the AI enters the picture. We wrote the full five-question test for this decision in our PMS guide. And if you land in the middle — you genuinely want Hostaway as your system of record and a deeper AI front desk on top — the two aren't exclusive: Hostella's Hostaway connector syncs reservations, calendar and guest messages into one inbox, with Hostaway staying the source of truth.
Deciding between the two?
The side-by-side comparison covers pricing, AI depth, operations and trust — including where Hostaway clearly wins. Or start with whether you need a PMS at all.
Hostella vs Hostaway, honestlyThe bottom line: AI CoHost is a competent, sensibly-bundled AI suite that makes Hostaway stickier for the people it already fits. It is not a reason to become a Hostaway customer if you weren't going to be one — the AI layer of this industry no longer requires a PMS underneath it, and that's the fact the bundle is quietly hoping you won't check.
